The working all night and sleeping all day has me questioning this one. They have 5, 5 star reviews. It’s also strange to me that they didn’t line up a stat in advance of arrival day.

Don’t feel bad. I passed on a similar situation. To me, this type of last minute booking “we’re arriving in 2 hours”, with limited info is a red flag. When I asked about the job, the company and more details they did not immediately answer….so I just declined it. Felt as if they are running away from the law lol. I’ve been lucky to have a few good tenants and something I’ve noticed is they communicate differently, they are organized and plan ahead.
First insurance inquiry
Quick question, I have my first insurance inquiry. Do you require an application from the tenants even if the insurance company is signing the lease and responsible for all payments?

You can if you’d like. I don’t, since the insurance company is guaranteeing the payments. I do ask for a background check… if they offer it, just to make sure I’m not hosting any serial killers 😂
Monthlong booking for our second Raleigh-Durham NC home!
We’re officially 100% booked for the next month for both our properties, using the VH formula! Now that I’ve had back-to-back wins, time to start increasing the prices, too. 🤑 The VH formula for me was was ridding myself of the nerves of setting the minimum booking to at least 14 nights and even 28 nights. The other key was changing from instant book to inquiry only on Airbnb. Oh, one more thing: shamelessly ripping off the titles and verbiage for my listings from y’all here in this AWESOME VH Community! 🥳 Sidebar note: Today’s booking wasn’t an insurance booking. She’s a Duke Hospital liver transplant patient. My first house was for somebody whose house flooded, and now somebody with a life-changing medical procedure. Wow, this is REALLY amazing to get to help in both kinds of ways!! 🥰

6 week booking for a family who had a flood
$11,200 monthly for our CA home. I’m so sad for them but happy we were able to get them in our home quickly and they are so happy to be out of the hotel.🙌 I love that we get paid to help people! ❤️

Can we charge a security deposit through AirBnB?
Hi, I received a request from Vicinity Corporate Housing for a 64 night stay through AirBnB. With the platform having an all in one cost, how do I charge the security deposit?

You can’t, they don’t allow you to collect a traditional deposit. You rely on Airbnb Aircover for damages and claims.
