We’re officially 100% booked for the next month for both our properties, using the VH formula! Now that I’ve had back-to-back wins, time to start increasing the prices, too. 🤑 The VH formula for me was was ridding myself of the nerves of setting the minimum booking to at least 14 nights and even 28 nights. The other key was changing from instant book to inquiry only on Airbnb. Oh, one more thing: shamelessly ripping off the titles and verbiage for my listings from y’all here in this AWESOME VH Community! 🥳 Sidebar note: Today’s booking wasn’t an insurance booking. She’s a Duke Hospital liver transplant patient. My first house was for somebody whose house flooded, and now somebody with a life-changing medical procedure. Got our first booking for our new IMTR in Hurst,TX. 18 days to start. Local family doing a home remodel. 3 Adults, 3 dogs all have up to date care records. Rate is $7,500/month. Our other property was submitted to insurance yesterday as well. Even the small wins are great!!
