Baselane (Banking for Real Estate Investors)
Hello Everyone! Yesterday on the call there were several questions about how we use and like the Baselane platform (banking) for real estate investors. We found it through our real estate attorney's portal since they have a partnership with them. Setting up an account was free and connecting it to the EINs for both of our LLCs was straightforward as well. We wanted to start off "right" in terms of keeping everything separate, so the investor specific tools for tracking expenses, debit cards, attaching receipts to transactions, mobile app access, income and expense reports, tax preparation, rent collection with the ability to connect a lease to a tentant, and the fact that you get 5+ additional sub accounts for each checking account for things like deposits and vacancy reserves made this the best option for us. Great information. I also use Baselane, and think it's an awesome platform for record keeping. I love the option to add tenant lease and rent collections.
MTR market validation, supply & competition analysis
I’m looking at adding homes to my portfolio, but in the Tulsa Oklahoma market and have been working through my MTR Market Selection Scorecard (Thank you ChatGPT). Right now I’m at the market validation, supply & competition stage. I’m not looking at any homes to yet. It's too early. I already know the type of home I want, newer 4bd, 2000-2200sq ft, good neighborhood, family friendly layout, nice kitchen and living space, etc. But before I start looking at houses, I want to answer the BIG question: Is this actually a good market for my MTR strategy? I think sometimes we do it backwards. We find a house we like and then ask, “Would this make a good MTR?” I rather validate the market (myself) first, then the specific area, understand the competition and demand, price and only then start looking for the right house. First is to look at Furnished Finder and Zillow. I found 15 furnished 4bd listings. At first I didn’t like seeing that much competition. I will do the same with all properties on Airbnb as well. But we need to look at each individual property. I went through the listings individually, price, photos, age and condition of the home, neighborhood, location, layout, dining/living space, pet policy, rental history, Airbnb activity, reviews and overall quality and ran everything through ChatGPT to organize and analyze it. Just give it the Furnished Finder links, provide pictures and start discussing the property with your AI, One thing Chat did that i liked, it analyzed calendar updates. I never did that. We noticed several properties with "dormant" calendars, not updated in FF for 8-9 months. We (as in ChatGPT,) crossed reference the properties in Airbnb and found they are very active in STR (55 and 376 reviews) so it's not a true direct competitor of MTR. Cool stuff. The results were pretty interesting. 15 listings did NOT mean 15 true competitors. Once we broke them down, we found only 1 that I would consider a true direct competitor to the type of newer 4 bd home MTR I want to own and operate.

Booking Requests are Flowing
Happy Monday! I've been absent for a bit while managing some big projects and hoping to get more active soon. In the meantime, I want to share with you some wins for encouragement. Our first and current family has been in place since June 28. They originally booked for 32 days. Then they extended through the end of September. The booking requests have been limited while it's been actively booked. However, we have received two requests in just the last few days for bookings to begin on October 1. Of course, we reached out to our current family as we do not want to displace them. They are going to extend through October. Woohoo!!! One of the booking requests is a temporary worker looking for a 3 month stay and the other was an insurance family that is being displaced from their current iMTR. Going iMTR was the BEST decision we could have made!!! It's been challenging at times and a great experience overall. So if you are on the fence or feeling nervous, just GO FOR IT!

1 month Extension
Our fire family just extended one more month, making it 16.5 months total from when they moved in! Such a blessing for us! And thankful we can give them a place to call home while theirs is repaired.
