Finally! Hey community! I made it, I'm in, I'm here. I'm here with an open mind and a willingness to discover and aquire, even when I know it's going to be difficult. My goal is to connect with others, possibly build genuine working relationships and learn from people who have real experience in the industry such as Christian Osgood, Herman, and Caleb. A shout out to you guys! Thanks for welcoming me. Appreciate. I'm not much of a social media person. I will try, "Birds of a feather flock together"

@Jonathan Lovely Yes. Amen!
One thing I've realised after sourcing and acquiring deals across the UK and U.S. is this...
Most people think property knowledge is the bottleneck. I used to think the same. I spent years improving my understanding of valuations, negotiations, creative finance, due diligence and analyzing opportunities. But my biggest breakthrough didn't come from learning another investment strategy. It came when I realized the real bottleneck wasn't finding deals, It was consistently finding the right investors, building trust, and creating a repeatable process that connected the right opportunities with the right people. Success didn't come from one breakthrough tactic. It came from combining technical property knowledge with structured sales, relationship-building, and systems that could be repeated over and over again. That changed everything. Instead of hoping opportunities would turn into deals, I built a process that helped make them happen consistently. Now, What's that thing that has been your biggest bottleneck recently? • Finding quality deals?, Raising capital to invest?, Building investor relationships?, Something completely different?

@John Susko Underwriting in real estate refers to the process of assessing the risk associated with lending money for a property or investing in real estate. This evaluation includes analyzing the borrower's financial situation and the property's value to determine if the loan or investment is viable.

🏢 New Acquisition: Biloxi-44 — Gulf Coast Multifamily (Under LOI)
We just locked up a 44-unit, fully renovated apartment community on the Mississippi Gulf Coast — signed LOI in hand — and I'm opening it to a limited group of partners. Here's the quick picture: renovated 2023, stabilized and cash-flowing day one💰 $3.78M purchase | 44 units | 6.45% going-in cap📈 Projected LP IRR 14–17% | 2.1–2.4× equity multiple (7-yr hold)🤝 50/50 split, no preferred return, $50K minimum🏗️ Conservative debt + Year-3 refinance, third-party managed The seller is carrying 15% of the price, which means we only need to raise half the equity from investors — and the seller stays invested right alongside us. With the LOI signed, we're moving toward close, so this window is short. I keep these intentionally small, and spots are limited. 👉 Reserve your spot: https://links.gorillawealthgroup.com/widget/form/AIu27wG3NdmIFDrJXZds📅 Prefer to talk first? Forward-looking projections, not guarantees; real estate carries risk including loss of capital. This is not an offer to sell or a solicitation of any security. Eligibility is governed by the offering documents.
