One lesson property has taught me...
We're often trying to solve the wrong problem. Many investors spend years learning how to analyse deals, negotiate purchases and understand markets. Those skills are essential. But they don't automatically create completed transactions. The turning point for me came when I stopped asking, "How do I find more properties?" and started asking, "How do I build a consistent pipeline of serious investors who are actively looking for the right opportunities?" That mindset shifted everything. I focused on better communication, asking better questions, understanding investor goals before presenting opportunities, following up consistently, and creating a repeatable process instead of relying on luck. The result wasn't just more conversations. It was stronger relationships, more repeat investors, and better-quality deals getting over the finish line. Most people think property knowledge is the bottleneck. I used to think the same. I spent years improving my understanding of valuations, negotiations, creative finance, due diligence and analyzing opportunities. But my biggest breakthrough didn't come from learning another investment strategy. It came when I realized the real bottleneck wasn't finding deals, It was consistently finding the right investors, building trust, and creating a repeatable process that connected the right opportunities with the right people. Success didn't come from one breakthrough tactic. It came from combining technical property knowledge with structured sales, relationship-building, and systems that could be repeated over and over again. That changed everything. Instead of hoping opportunities would turn into deals, I built a process that helped make them happen consistently. Now, What's that thing that has been your biggest bottleneck recently? • Finding quality deals?, Raising capital to invest?, Building investor relationships?, Something completely different?

@Danny Owens That's a great question, Danny, and it's one many investors wrestle with. For me, it comes down to the objective of the deal. If the numbers can't comfortably support the preferred equity payments, I'd be cautious about relying solely on future appreciation or the exit strategy to make it work. Strong monthly cash flow gives you more resilience and flexibility, particularly when you're getting started. That said, there are definitely situations where accepting lower cash flow can make sense if the value-add opportunity and exit are genuinely compelling and the risks are well understood. When you mentioned you're still mapping out your way into your first property, it got me curious. What have you been doing so far to move towards that goal? What strategies are you currently focusing on, and what does your plan look like at this stage?
