First off, I want to give a huge thank you to XLeads, along with @Zach Ginn and @Rick Ginn , for building a platform and community that truly helps wholesalers—from beginners to experienced investors—generate opportunities, build relationships, and close deals. I've been using XLeads for less than a year, and in the past 6–8 months it's become a big part of my business. Recently, I've been expanding my XLeads Users by building a virtual wholesaling team and partnering with great people across the country. This deal is a perfect example of why collaboration beats competition. This was an off-market property in North Carolina that I sourced, negotiated, and got under contract from Arizona. My now good friend, @Kendrick Watson , stepped in as my JV partner and boots on the ground—driving one to two hours when needed to take photos and videos, meet buyers, coordinate walkthroughs, and help get this deal across the finish line. What looked like a straightforward deal quickly turned into one of the most challenging transactions I've closed. The sellers asking price started around $120,000, then moved to $100,000, then $96,000, and finally landed at $77,000 before we were able to close. We originally expected to close on July 2nd, but we didn't record until July 28th. Along the way we navigated: ✅ Three sellers who were siblings. ✅ Family dynamics that changed throughout the transaction. ✅ Ownership interests that weren't what anyone originally believed. ✅ Multiple contract addendums. ✅ Three separate closings in three different cities on the same day. ✅ And a new obstacle every time we thought we had solved the last one. This definitely wasn't a textbook wholesale deal—but honestly, those are the deals that teach you the most. One of my biggest takeaways is how important it is to work with an investor-friendly, wholesaler-friendly title company that communicates well. Communication can make or break a transaction. I'm also incredibly grateful for my transaction coordinator/wife, Amanda, and Kendrick. The three of us stayed persistent, kept solving problems, and refused to let the deal die. Without that teamwork, this easily could have stretched another week or two.

From Truck Driver to My First Wholesale Deal
First, Thank you my Lord and Savior Jesus Christ for my first deal. "Trust in the LORD with all thine heart; and lean not unto thine own understanding." Proverbs 3:5 (KJV) Second, thank you to @Evan Hamilton @Korey Whitley@Zach Ginn @Richard Ginn. I can’t begin to describe how many times I got on my knees and prayed, kicked things, and cried out of frustration, and I’m not ashamed to admit it because I knew I had to make this happen. I had people depending on me, and failure was never an option. It took months of long hours, early mornings, late nights, weekends, constant learning, and thousands of repetitive questions until this business was practically tattooed into my brain. I didn’t want to celebrate because every time I got a property under contract, the deal seemed to fall through for one reason or another. After 9 years in trucking, I sold my truck and went all in on wholesaling in April. In July, I closed my first deal. To anyone reading this, it’s possible, keep going. It’s hard, but don’t quit. I truly believe this is the best community with the best coaches. Zach’s community stood out above the rest, and XLeads has exceeded every expectation I had. Lastly, thank you to @Beth Fagnant @Robyne Hinds@Caleb Gossage @Lex Templar @Lazaro Perez@Mohamed Abdalla @Jeff Martinez for all the guidance and support along the way. I couldn’t have done it without this community.

🚀 Another deal closed in Jacksonville!
This one started with a seller asking $80K. We negotiated, made our case, and ultimately got the property under contract at $70K on just the second call. The comps weren't easy. There weren't many nearby sales to lean on, so we had to dig deeper, analyze the market carefully, and trust our numbers. Once we had it locked up, we moved fast. The deal was dispo'd in just 2 days, sold for $73,500, and successfully closed in only 15 days. The best part wasn't the numbers—it was the feedback. The buyer personally thanked us for maintaining great communication with the seller. The seller left the property so clean that it saved the buyer an estimated $3,000 in cleanup costs. Every deal is different, but one thing stays the same: good communication, integrity, and strong relationships make all the difference. 📩 If you have a deal under contract and need help moving it, send it my way!
