OH MHP lender needed
Does anyone know a bank or lender who can do a 1.1M cash out refi on a 39 unit park in north central Ohio? Stabilized, 82% occupancy, owned for 16months.

Getting homes into a park
hi . we own a park in Iowa with 7 vacant lots. we are trying to get tenant owned homes in the park and having an issue with the cost of moving the homes. the owners do not wnat to pay the cost to move . we are also trying to buy homes ourselves and then seel to tenants. same issue , not many availble in iowa and cost of moving is the issue also. any suggestion and or feedback would be appreacited thanks.

So far I’ve found the best deals for used homes on Facebook marketplace for used homes. Buying for under 5k per Home from sellers who advertise “home must be moved” Costs about 1500 per home to move then another 10k to set, skirt, deck. Sold each home on RTO for 25k. $300 per month payments. I also just applied for Vanderbilt’s community loan program. They will finance homes the park purchases for 15 years. Must buy new but you can get a Clayton 2 bed/1bath for around 40k. I’ll just put these on RTO’s.

I’ve been underwriting on market deals and submitting LOI’s with numbers that work for me. Sometimes it’s close to half the list price. Some of these brokers are off their rockers with pro forma sale listings.

Where to find VA’s that are knowledgeable in Rent Manager to handle tenant related setups, account lockouts, move in/outs. Also if anyone has started using AI to accept tenant calls and respond with assistance or direct them to a VA for assistance.
