Intro and first question
Hey everyone, I’m Duy. I’m an entrepreneur in the hospitality world with a few restaurants. I’m new to real estate investing and launched my first mid-term rental earlier this year and looking to add more. I’m trying to learn the tax side the right way from the start so I don’t overpay as I add more properties. Joined to understand strategies to help small business owners who also invest in Real Estate. One thing I’m trying to figure out right now is whether a cost segregation study/bonus depreciation makes sense at this stage. My property is in the 350-400k range, and I’m not sure if the savings outweigh the cost for my situation (None RE professional status, small business owner who will report 75-100k in earnings). Looking forward to learning from the group and contributing where I can.

hi Duy! I have found that most cost seg companies will give you a ballpark number as to the amount you will be saving prior to the work. I think that will better allow you to determine if its worth pursuing. If they say its going to cost $1,200 but the savings will be $30k then in my opinion its worth it etc. With a STR or MTR the savings could be substantial as there is additional write offs for furnishing too.

Guys, I will admit that I was not pushing you to fund your HSA. Would you like a FREE webinar on this? here are some crazy numbers: if i start funding it now at 37 y.o to 65 = 28 years at the max today for single = $120,000 by the age of 65. Then at that age i can take it out for anything!!
