I would like this community's input on the plans that are beginning to form in my head. I have realized that my work to date has focused on bringing motivated sellers to rehabbers. While I knew there were 2 types of buyers, I now see that I a lot of my efforts were focused on rehabbers and I was looking for properties that would interest that group. I now believe that landlords are, in many ways, a better target. I want to find houses that are good rental properties and bring them to landlords who are open to expanding their business. I will refer to them as growth-oriented landlords. xLeads will help me find landlords in any area. I will call them and develop a list of growth-oriented landlords for any area. I will then look to connect them with discounted properties that qualify as good rental opportunities. I will also use the calls to potential growth-oriented landlords to look for tired landlords. So, every call I make to landlords will have a dual purpose. I would hope to occasionally move a property from a tired landlord directly to a growth-oriented landlord. Please respond with any thoughts you have on my new focus. I already know that finding landlord buyers will be a bit harder than finding rehabber buyers, but I see it as a numbers game and I expect to be able to find enough growth-oriented landlords to overcome that fact.
