Quick question for everyone here:
What’s the biggest thing currently holding you back from buying your first self-storage facility? Is it: • finding deals • funding a deal • analyzing deals • fear of making a mistake • something else (please explain) Drop it in the comments. I’m curious where everyone is in their journey.

I agree with Wes, finding deals is proving to be much more challenging than I expected. That being said, as someone who has never purchased commercial property, I wonder if funding will become a close number 2 in this equation after finding a property that works for me.

@Shane Chapin Id say a little of both. Right now I am unable to find anyone willing to sell or even get back with me as I leave messages but I’ve put a few offers in a month or so back and was either turned down or someone else had a better offer.

For me it's allowing my self-doubt and fears get in the way of me finding my success. I want to no longer be Jeremy, the self storage manager... I want to be Jeremy, the self storage owner and investor but over and over again I let doubt, fear, and negative ideas of myself get in the way of any real success... I start building momentum and then I let it all fall away because I get in my head and think "This will never happen for me", "There is no way I can make this work", ect.... My main goal right now is to push through the self doubt and not allow myself to fall back in old habits of giving up before I see my breakthrough.

@Shane Chapin I appreciate this more than you know. One of the things I've lacked is having other like minded people in my life that I could go to for advice and help. People there to motivate me and hold me accountable. Meeting people like yourself has been a huge help and for the first time I feel that I can make this happen if I keep pushing forward and allow myself to let others be a part of this journey with me.
Software
There are alot of software discussions on various platforms. But I am interested in hearing members from this community: if anyone has recently transferred to a different software, which one and what was your selection process. I find that most softwares have similar functionalities and it ultimately comes down to pricing and which functionalities you/the operator determine as "must have's" and as "good to have but can live without".

At the property I currently manage we recently switched from ESS to Hummingbird. Main reason for the switch, price increases seemed to be excessive and the lack of feature rollout compared to other software. The jury is still out on Hummingbird. I do like the integration it has with other platforms, their website is good, and the ability to send one time payment links to tenants (without them needing to log in to make a payment) has made collecting payments so much easier. The cons is that it is a bit more complicated than it needs to be, the customer service when dealing with software issues is hit and miss, and the pricing is not the cheapest out there. All-in-all, for the property I'm using Hummingbird with, it works well but when I finally purchase my own facility, I'm not sure which route I'd go. Hummingbird has not impressed me enough, yet, to use them for my own facilities.
