OK, anyone on here tonight want to answer a question for me?? Question is; When I have an subject property that I'm looking at, after looking at it, Do I make the offer and lock it up under contract? Or do I lock it up under contract and then make the offer..??

A. Make offer and lock up contract otherwise there is empty spaces in the contract. My question is can you lock up a contract with out an offer?

I use the backflip app alot to check Arv, rough cost for rehabs and comps. The app is good for single family units not so much for multifamily buildings though.
