I steal contractors from big box builders around me... I'm always "on the hunt." It works like a charm for a couple of reasons. - Regular framers: Team of 4 will take a couple/few weeks to frame - The dudes I poached: Team of 11! House is framed in and almost dried-in in about 5-6 days!!! It's faster and t's cheaper. Quality you say? Same... Labor? It's actually lower... but why? because they are efficient through volume. The longer you take building, the more expensive the entire project becomes. Let's go! P.S. It's Spring Break and we're on a family trip so we ARE NOT having class tonight. Here are a couple/few rules for talking to people about being Private Lenders for your New Construction Duplexes. 1. Your goal is NOT to close lenders on first convo. So don't beat yourself up about it. 2. Your goal is is simply to get a "Yes, I'd like to learn more!" 3. Private Money is Relationship First, deal second. 4. Lead with the problem YOU solve: "Most people want passive real estate returns but don't want to manage contractors and projects. That's where private lending comes in." Attached are 3 scripts and they are broken down like this: - How to find Private Lenders (conversation starters) - The first Coffee Meeting script - How to present a deal to a lender **These last 3 is where most people get stuck raising capital*** Scripts are attached. REMEMBER: These scripts are written the way JUAN SPEAKS and COMMUNICATES. Adjust it to the way YOU SPEAK and COMMUNICATE. Get comfortable doing this. You're NOT begging people for money.
