My goal for this year is to significantly increase my knowledge of real estate investing and to own or co-own my first rental property. After skip tracing many of the numbers are marked as DNC. Do you still call?

I have mostly been finding my flips on market but have gotten a few good ones from wholesalers. i have a few people I'm working on that are off-market but most of them are not ready to move yet so they're just sitting in my pipeline I got these people from word of mouth and just having random conversations at church events and at the store. what has worked best for you?

I got my first list from my Title Rep! It is all HOA liens and NOD’s. She said she doesn’t have access to water shut off data and there’s a cost associated with divorce data. She offered me a quote. I’ll just start here ☺️. The HOA lien list is pretty long lol.
