Any suggestions on what you all charge for pets?

We do two separate charges: One-time Pet Fee: A non-refundable fee (also called a non-refundable pet deposit) that covers the extra deep cleaning after checkout. I charge between $250 and $500 depending on the unit. Pet turnovers cost more, and this helps offset that. We don't do a refundable pet deposit. Pet rent: An ongoing charge for the duration of the stay. How you set this up depends on the platform. - Furnished Finder / direct booking: per pet, per month (e.g. $100/pet/month) - Airbnb: per pet, per night. I charge $5 to $7 depending on the number of bedrooms. This is in the Fees section of your listing settings. I'm likely going to raise this. - VRBO: if a guest has more than one pet, you’ll need to request a manual payment for the second pet after they book. It doesn’t handle this automatically.
Update on Smoking in Home Rule Violation
Happy Friday, After much discussion with my husband, we decided to communicate in a direct way with the family regarding the rule violation. We would prefer to keep their current term, which is through September 30, if possible. So, I sent my guests the following message: Hi (guest name), I hope you and your family are doing well and have a good weekend ahead. While we were at the house addressing the water heater issue, we noticed a strong smoke odor inside the home as well as smoking-related items in the garage. As outlined in the house rules, smoking of any kind is not permitted anywhere inside the home or in the garage. We put a great deal of time and care into preparing the home so that it is clean, comfortable, and free of smoke odors for our guests. Unfortunately, smoke odors can be difficult and costly to remove and can affect future guests. Please confirm that you are familiar with the no-smoking policy and that there will be no smoking inside the home or garage for the remainder of your stay. Thank you for your understanding and cooperation. Respectfully, Rebecca and Family This was his response: We are aware of the policies as outlined and will contain smoking to backyard patio. We have been burning incense (with use of the incense holder) in the garage for the odor from the garbage. Also burning mosquito/fly repellent in the back and garage since Jace is highly allergic. We sweep any ashes they may create. We respect your concern. This is satisfactory to me so we'll see how it goes. Praying they follow through with what they have stated.

Best of luck! I have been there, so I can empathize. Great message. In the case you find the home reeking of cigaratte smell after they move out, loop us back in and I can share what we did when we hosted indoor smokers who lived in one of our units for 6 months. For the time being, consider purchasing an ozone machine. Add no smoking signs in various places inside the home. Add your entire no smoking policy in your Airbnb house rules and require guests read and acknowledge them when they book. Create a dedicated outdoor smoking area with outdoor furniture to encourage smoking outside away from your home.
Check in Check out
This seems like an elementary question however, I don't have much in the way of gaps in between my IMTR property in Carlsbad, CA. Do you have a 'check in and check out time" on your Mid Term Lease with an Insurance stay like you would for a STR? If yes, what do you think are 'fair' times? Seems like a LTR lease would run thru midnight the last day of the lease but this is IMTR. Thank you for your input...

We do 4pm for check-in and 10am for checkout, standarized for all of our units. However, our smartlocks are automated and activate their code at 9am for check-in and 12pm for check-out by default in case they ask for flexibility. That way, we essentially avoid having to mess with the smartlocks unless they need more time to check out past 12pm. If booked through Airbnb, they can purchase early check-in or late check-out. If booked directly, we do not charge extra and always accomodate as much as possible. We give them a heads up about the times in advance, so most people will let us know ahead of time if they anticipate needing extra time and avoid getting locked out.
