Blueprint - Finding Properties? Market Research?
I joined and I’m starting to work my way through the lessons! First question I have is, Does this program teach us how to find the right market to buy an MTR? I maybe over assumed that would be the first step in the process… i.e. How to research markets, how to define a buy box, how to analyze a specific house success numbers, etc. It seems like this program assumes we have a house already. I currently live in a 8,000 size town in NW Iowa, and I need to know if I should even bother to look local for a property, or at minimum head over to Sioux Falls SD, or other. Let me know if I’m missing something as it seems like a lot of these lessons may not apply until I have a property. Per the attached FAQ#2, where would I find that help?

I've completed the blueprint, and did not see much info on how to find the right market, the right house, or which tools to use to do so. I don't think I have access to the recorded call. I've seen other advertised STR systems where they use a combination of AirDNA, real estate listings, etc, to determine market returns along with how to analyze specific properties. I guess what I'm looking for with this BluePrint system is a way to do something similar for MTR's. So in summary - How do all of you find houses to turn into MTR's?

Is this the full community or don’t we have access to that until joining blueprint? Where do you all help each other with analyzing purchases? (I was assuming I’d see more of that cross-help in here)

@Vetted Homes - Thanks. So I guess my broader question is, what else should I expect, or not, if I sign up for either BluePrint or Premium. I'm trying to gauge how much hands-on help I will receive with either of those. For example, if I have a specific house or market question, will I generally wait until Tuesday for that type of guidance? Looking at the community threads, I'm making the assumption that the frequency or level of analysis exists elsewhere.

Hello, This looks like a great community. I didn't see this question posted, so feel free to point me to other discussions that may be helpful... I am currently evaluating Kirby Atwell's LivingOffRentals blueprint, and I was wondering how it compares to Mid-Term Rental blueprint. Kirby's program is more focused on mid-range STR's, versus what appears to be an MTR focus with this community. Due to 1st year tax benefits, I'd like to start with STR's as well, but am attracted to the MTR path long term. Does anyone have any experience with Kirby's program and how it would compare to this program? Any recommendations on what's best for starting with STR's? Other recommendations? Thanks!

Hello Kate & Jason, Wow, thanks for the detailed input. Yeah I’ve talked to Kirby now and his team, and they really do seem like a great crew, focused on being successful in that mid-tier STR market. I just haven’t pulled the trigger yet for what I believe is a reasonably larger financial commitment. Is the cost for this program closer to $1k, or is there other tiers that need to purchased to realize the benefits you are referring to? I also do have an interest towards what this VettedHomes team focuses on with the hospitality and care business. That mindset also fits more aspects of the orphan ministry my family is part of. Do you feel that if my interests are to be into MTR’s in 1-2 years, even though I want to do an STR tax write off the first year, that I should start with a group like VettedHomes so that I’m getting the right house in the right market? Or would I be better off starting with a group like Kirby’s to ensure I launch the STR well and assume that these areas could also play out to be good STR / MTR seasonable markets? Also comparing to Kirby’s focus, would it be safe to assume that I could make a larger more expensive house worth with MTR’s? (I.e. Better tax write off) Thanks for your Response!! Kelly

MTR Location Research?
How does one go about researching an area to see if it’s good for an MTR? Is it possible to check with insurance companies or hospitals or others to determine what the demand is for medium term rentals in any given area? Are there website that show MTR‘s in a given region already? I live in a small 10k growing community with a 4 year college. We have quite a few long-term rentals here, a couple Holiday Inn express like hotels, and around 20 Airbnb‘s that seem to get booked for college or other events that pull family back to the area. We are about one hour away from larger growing city of a 250,000 people. Normally, I wouldn’t think this would be a place for an MTR and I need to find a large larger city, but then again I’m always surprised by the number of rentals and Airbnb is in a small town like this as well. On the other hand, I’m more than willing to search for locations a little further away if that’s better, but then I assume there’s also more competition as well.
