@Aaron Ameen I’ve been embedded in the Microsoft ecosystem for a long time. I was looking for a solution to manage ticketing, and comms between me and my PMs (and others) for all of the properties. SMS is terrible for multiple convos at once, and having repositories of info. I’m sure there are several other tools that can also do the job, this is the path that I wanted to explore and minimize the number of different tools I needed

@Aaron Ameen haha, I feel like I would have to go and live in the woods off the grid to finally get away from Microsoft Excel! At the end of the day, tools are tools, and they need to solve your problems and enable processes
Coaching program/Mentor
Has anyone joined a coaching program or using a mentor to grow & scale ? If so how did it work for you ? Would you recommend it ? Who would you recommend? I’m getting frustrated & feeling stuck 😤

@Delonta McClain - how are you feeling stuck? Are you having challenges finding deals, funding deals, finding tenants, managing tenants, improving cash flow, etc? Let us know here and the group can provide suggestions / advice etc? (I have a natural aversion to coaching / mentorship unless it is 1:1 so that I can be targeted and efficient)

@Delonta McClain I hear you! Do you know if this issue with funding is specific to co-living? I’m in the same boat in wanting more funds for putting the deposit down on the next property. I asked Cody Davis and others about this question this morning, and the suggestion was to look at private money and short-term equity partners that have an option for buy-out at a particular point (time, value, etc).

For the Padsplit properties it is looking like Dec may be on par with my March month, at least I hope. :) We should come in over $220k gross. The good news is my net is higher than I thought, currently @ $77k without Decembers income yet. For my independent property I just had my first profitable month @ $690. LOL Hey, I will take it, especially trying to fill vacancies during the holidays. 2 vacancies left in the solo house and also 2 for the Padsplits. Happy Investing!

Making a profit on the independent property early on is great! Looks like this year will end on a strong note 😀 I went through the other day and documented when my PadSplit leases end so that I am ready to give notice 60 days ahead of time that I’ll be cancelling the leases. I’ll start getting the ducks in a row for managing independently in the coming days too
