Thanks Jarrod, I've been using the bigger pockets calculator and so far things are pretty accurate. My concern is calculating the change in property taxes and accurate with it

Move Out Checklist
I have a move out checklist attached. It assumes the rent is paid up. :) Here is the contents so you don't have to open the file. Feel free to add or comment on this. I would like to know what others are doing in this space. Move out checklist for members Room: Ensure all personal items are removed & the room is clean to avoid additional fees. · Return room to the way it was when you moved in. o Bed orientation, desk, chair, night stand and light · Take out room trash · Remove all personal belongings and take picture of room and email to [email protected] Refrigerator · Remove items from your shelves in fridge and freezer Pantry · Remove all items from your shelf only Move out checklist for cleaning service Make sure the room is ready for the next move-in! · Sweep or vacuum the floor · Clean the private bathroom (if applicable) · Take out any remaining belongings or trash from the last occupant · Change bedcover · Check furniture, walls, and floors for damage · Sanitize any surfaces including door knobs Move out checklist for me / handyman - Change door code and confirm lock functions - Make sure all maintenance tasks related to this bedroom and bathroom are resolved - Check smoke detector and outlets - List room for rent

Determining Your Market
If you can't make the numbers work in your home state, how do you find a market outside of your home state that works? For me my target market was based on my goals. I wanted maximum cash flow, tax incentives and landlord friendly. This pushed me to find the strategy first. Then the state with large expanding population, lower property taxes, insurance and plenty of jobs that would support the co-living strategy. Arizona, Texas and Florida were among the top states, but Arizona had lower taxes and insurance so I am investing in the Phoenix Metro. rough take aways Determine your goal(s). Which strategy fits those goals in the time frame you desire. Examine the area(s) that fit. Contact others doing that strategy in that market. Mitigate as much as you can based on what you learn, for me it was 5 months. Then once you feel fairly confident and have bounced the area and house(s) off of others that do your strategy in that market, buy a property and pilot that strategy and area.

Makes sense. I’m currently in DC but looking in Maryland (PG County) because of proximity, prices and lot size (Parking). I’m familiar with the area & know contractors and handymen. Still studying the real estate market

What market do you run your co-living houses in? Do you all self manage or use a property manager? Curious what you pay for PM's in your market for Co-living? Thanks in advance.

I’m currently in DC with 1 coliving property but looking in Maryland because of laws, lot size, price & parking. I self manage (using rent redi). Because I’m a BP member rent redi comes with the subscription (not sure how much it cost separately
