Tip for getting leads
If you talk to title companies sometimes they will give you lists of "Notice of Trustee" sales, "Expired listings" or whatever you are looking for. Call title companies in your market and ask for lists. They want your business and more transactions, so they are more willing to do this these days than in the past. I used to log in every day and check the county records, but this is way easier and saves time. Another benefit is you often beat the software packages like Property Radar and others this way. I brought on my 4th house Oct '25, but not with Padsplit. My first 3 houses (24 units) are with Padsplit. They fill up 3 or 4 times a year to 100% but I usually have at least one vacancy. My self managed property I filled last month but I had to ask them to leave. I just filled it again and my Padsplits are full. This is the first time I have all 32 units filled at the same time. This should be a really good quarter!

Coaching program/Mentor
Has anyone joined a coaching program or using a mentor to grow & scale ? If so how did it work for you ? Would you recommend it ? Who would you recommend? I’m getting frustrated & feeling stuck 😤

Hey, everybody! I'm in St. Louis, Missouri. I have owned/managed a 4-unit building for 10 years, and have acquired 2 new SFRs in the past year. I have 2 other unoccupied houses that I hope to sell in the near future. I have another one under contract, that I think it would be a great coliving house. My biggest hurdle is finding someone local who has experience with coliving who could help me navigate the setup process. Padsplit does not operate here, yet. I'm looking forward to learning from you all and contributing where/when I can.
Returned from ORAAT Event
Back to Oregon from the Vegas 3rd annual Oraat event. It was awesome! I really enjoy meeting up with the ORAAT family every year. I know some of you are in the One Rental At A Time Community and I would guess you feal the same way. I picked up a few things that our Co-living community might benefit from. Matt The Lumberjack informed me about the best low flow toilets out there. He stated he has 600 x Gerber Viper 1.28 Toilets deployed in his units and they save a ton of water. - https://amzn.to/46xIifB I plan on testing these out in my Gilbert house soon, but they are currently out of stock on Amazon. I buy everything I can on Amazon that I can to decrease my vendor list and improve accounting. Plus I use quickbooks and am just now learning QBO has a tie in to Amazon Business. Amazon just informed me I can get Amazon Business for free with my regular Prime account, so I just fired it up and will see how it works with Quickbooks.
