MHPs vs Small Bay
I see a number of you have invested in Mobile Home Parks and are moving into small bay flex. Could you share why you're moving away from MHPs and prefer industrial? Both are supply constrained.

@Will Skillman I was thinking the same until today. I am just getting back from driving around DFW and saw quite a lot of small bay coming to market - both in the north and south corridors. The construction and product coming to market is staggering. Here is one example of an absolutely massive business park coming online. Most of it was sitting empty: https://maps.app.goo.gl/krAG1y4h596HCGw87?g_st=ac https://rdsrealestate.com/directory-properties/listing/6741-fm-157/ The older product in the growth corridors is taking the old dirty automotive tenants that have piles of cars parked around the units. It's not much different than storage - where land is cheap and the demand drivers are there, it will get overbuilt. It appears to be happening fast too.

Does Anyone use AI to find acquisitions?
Is anyone using AI to find potential acquisitions? Piggybacking on @Will Skillman does anyone utilize tools like ChatGPT, Claude, SeamlessAI and others to find owners who may want to sell their buildings. I have been working on merging the data from AI into the buildings that I want to focus on to build contact lists. The issue I'm having is getting them to talk to each other. I can do it one by one but it is very time consuming. Any suggestions?

@Boyd Lewis I don't have costar so I can't test this for you, but if I was in your shoes I would try a combination of playwright and claude computer use. What are you really trying to achieve? What's your real end goal?
Environmental risk and automotive tenants
Do you pass on deals that have automotive tenants in the property? Obviously that's why we do environmental assessments, but there is always the contamination risk during the hold period. Even when the lease language has the right protections these are still small businesses that might be long gone after you discover contamination

@Will Skillman as long as there is a way to protect from the downside. Capital preservation is the most important aspect of investing. From my stock investing experience - Bulls make money, bears make money, pigs get slaughtered.
