Deposits & late fees
Quick question: How are you coming up with security deposit prices for your units ? are you charging a certain percentage ? half of the rent ? or same as 1 month rent ? Also, what about late fee ?

Depends on how long the unit has been sitting vacant. I always start with 1 months rent. If I'm having trouble filling the unit and I'm getting decent showings, I lower the security deposit first, not the rent or my rental standards. Late fees are the maximum allowed dictated by the county.
Mini Splits?
Do you all use mini splits throughout your rent by rooms? Or do you just control the centralized thermostat?

Bookkeeping
I tried for 2 years now to work with bookkeepers. After 4 keepers I decided to do it myself in April of this year. I am glad I did. I know my numbers well and have learned a lot. I am going to consolidate my credit cards to make my life easier starting Jan 1st 2026. On the flip side back in May of '25 I started separate bank accounts for each property. It is a little bit of overhead at first, but now the bookkeeping is so much more organized and efficient. No more hunting through memo's or staring at statements to see what came from where. Everything is organized the minute it is funded or deposited. For me it is the best way to go! I also paid for the next tier up with Quickbooks Online for a few features like adding classes. I created a class for each property. I also can break out my Padsplit properties separately so I can see just how they are doing on their own.

II personally like to have full control and flexibility when possible. I have a spreadsheet for most of my management. Personally I use an add-on called Tiller: https://tiller.com/ It does well enough for now, bit I'm open to cha going if the CPA requests an alternate method. One of my 2026 goals is to improve my bookkeeping. I need to get better about receipts.

The wife and I have a long weekend in front of us. And naturally a toilet started having issues today. All the big things taken care of now just all the ticky-tac things. Replace a flood light or two, some window screens, and so much painting! Things are getting real!
