What would you ask an architect?
If you had access to an architect for setting up a rent by room what are some questions/suggestions you would ask for? My wife and I are adding some bedrooms and bathrooms but aren't confident in our eye for placement and how the general flow of our tenants would go. We are planning to operate this property for many decades. Rather than pay the stupid tax, we'd rather pay the professional education tax and formulate a repeatable system for our specific county and compound that knowledge into the next property. For reference: 1) the property is 4,200sqft with 5 be 3.5 bath and 1 office 2) 600 sqft 2 car detattched garage 3) hidden parking for 5 and street parking for 8 in a neighborhood that could get away with it for a little bit without upsetting the neighbors 4) oversized solar so any and all normal electric costs are locked in at $700/mon for 30 years. In this county we can legally have 8 unrelated tennants at a time. If you had a budget to do things slightly differently to better prep and streamline your operations, what things would you ask a professional architect?

So we need to talk to an HVAC person but overall I think we landed on something with minimal changes to the overall footprint yet brings unique anchors to the property. I'll upload the layout tomorrow, but in general, we're likely adding an addition to physically attach the 2 car garage to the main house. This would give us our final 3 bedrooms. This particular county in Maryland has plenty of red tape about ADUs, so it's likely easier to just connect the two buildings with a weird hallway. Most of the sleeping rooms are isolated to one side of the house while the public spaces are further away. I'm hoping this helps with noise. 7 of the 8 bedrooms will be upstairs with egress. We are adding only 1 bathroom. So 3 bathrooms will be shared and 2 bathrooms will be private, making it an 8/5. Much of the basement will house storage closets for additional rent. We will also have a large co-working room available (free) and a private office (rentable). We're hoping having a remote work location out of the bedroom will be a selling feature. Each bedroom is about 100sqft or larger. The property is massive but finding egress is actually very difficult.

I suspect there will need to be a lot of inflationary measures in the coming years to offset the large deflationary effects of growing unemployment.
How big is your kitchen?
How much foot traffic does a kitchen see with 8 people? How much cabinet space and counter space have been too small? My wife and I are debating moving the kitchen to a better area of the house (expensive) but far more usable with that many adults in the house.

@Jimmy Fuentes no just exterior doors. Still working for WiFi locks with handles. We have a few in storage ready to try but renovations are about to start

@Jimmy Fuentes we tried that brand first because it also had a physical key. The first lock seized up on us and we were never able to remove it. Returned it and tried a different brand.
Deposits & late fees
Quick question: How are you coming up with security deposit prices for your units ? are you charging a certain percentage ? half of the rent ? or same as 1 month rent ? Also, what about late fee ?

Depends on how long the unit has been sitting vacant. I always start with 1 months rent. If I'm having trouble filling the unit and I'm getting decent showings, I lower the security deposit first, not the rent or my rental standards. Late fees are the maximum allowed dictated by the county.
