Alpha Leads: Primary Source or Pipeline Accelerator?
With Alpha Leads rolling out, I’m curious how people are thinking about where it fits long-term. To me, it feels less like a replacement for core marketing and more like a pipeline accelerator, especially when paired with strong follow-up. Curious how others are planning to use it if at all: • Primary lead source? • Supplement to lists + outbound? • Strictly a follow-up play? Interested to hear different perspectives.

Curious to hear how others are thinking about the announcement of Alpha Leads. The idea of having your own VA consistently cold calling and dropping hot leads into your CRM daily sounds powerful. My main question is around lead type and motivation. For those who know, what kind of data will the VA primarily be working from? Are these more high-urgency, need-to-sell situations (pre-foreclosures, tax delinquencies, code violations, etc.)? Or are they more want-to-sell leads that convert through follow-up and nurturing? Just trying to understand where this fits best in the overall marketing stack.

JV’ing is interesting because it shows you both sides of the industry really quickly. Here’s what I’ve noticed: The hardest part isn’t the deal, it’s finding a JV partner who actually operates like a professional. -When you reach out to the reputable JV closers, they’re usually slammed and hard to get on the phone. -When you reach out to the people who are easy to get on the phone… they often don’t have a real buyers list, no dispo system, and no structure behind the scenes. So you end up with two extremes: -High-level dispo people who are too busy to connect -Eager JV partners with zero infrastructure The wins (when you find the rare middle ground) come from JV partners who: • Communicate without you chasing them • Actually have verified buyers • Set expectations upfront • Treat the deal with the urgency you do • Don’t disappear until the day before closing The biggest pet peeve? Deals going into a black hole because someone promised dispo they simply weren’t capable of fulfilling. A solid JV relationship is absolutely worth it, but cutting through the weeds to find one is its own skill set.

@Rob Schmalle You’re exactly right, professionalism and actually honoring commitments is everything in a JV relationship. That “middle ground” is what I try to operate in myself. I’m not claiming to have a massive nationwide buyers list (yet), but I do have real buyers in a few solid pockets, and I’m adding to it every week. Most importantly, if I JV something, it gets treated like my own deal, Clear communication, Realistic expectations, No disappearing acts, No empty promises If you ever have a deal you want to move with someone who actually shows up and follows through, feel free to reach out.
