What I Would Do If I Was Starting Over
I finished writing the bulk of Proof Stacking Book. It's 22,500 words with over 120 pages full of simple strategies and tactics. During the next week I'm going to refine it, simplify it, cut the fat and try and reduce to 7500 words. I wish someone had written this book 20 years ago. Now that I've read what I wrote, here is what I would do. I would focus on development, value added properties in my backyard. My focus would be on 8 towns in Fairfield County CT including Greenwich, Stamford, Darien, Norwalk, Westport, Fairfield, Wilton and New Canaan. I would go to the town halls in each town and get a zoning map. Then I'd mount each map on foam boards. The next step would be to color code the various zoning areas with colored highlighters. This process takes a few weeks but is worth it. Once complete, I'd have it forever. This process would enable me to see my market. Then i would start identifying all the properties for lease and sale. Using colored pushpins, I'd place them on the map. The properties in my target market would NOT include large multi-family, shopping centers or office buildings. By the time I was done with this process, I'd have a clear view of my website, social media and video message. Then I'd build the website. I would copy Bob Knakal's website strategy. I would post market reports and success stories on my website. Then repurpose on social media. I'd keep it simple and quick. If I didn't have success stories, I'd post market reports targeting towns, neighborhoods and types of properties with the Proof Stacking page structure that ranks on Google. I'd put together a system to let everyone know about the unique data I've assembled. When I say everyone, I'd include owners, bankers, attorneys, architects and designers. I'd work on building my network. I'd use AI like ChatGPT to help me create the info. I'd create as many contacts as possible online and offline. The majority of the property values would be in the ballpark of $500k to $10 Million.
