When you are doing multiple forms of marketing such as: PPL, SMS, Cold Calling, how do you make sure you stay efficient and effective in all of them. I feel like I am letting some slip through the cracks. Is there any way to make this organized as a one man show? If so, how did you do it? If you don't think so, then what?

I have a property in Fayette AL that is a sub to, nothing down. It has two properties on 35 acres. From the start that sounds like it is a great deal, but the area is so small that I need to go 5 miles just to get comps. Not sure how I would dispo this. Any help would be great.
