I'm too Poor for a VA but my Schedule is Packed
Hi all—I've been struggling with pulling code violations from the county without paying for VAs or expensive tools, and I know a lot of people here have been too. I spent some time working through it last week, and here’s a simple way I solved it fully automatically for less than $30/m: 1. Use Apify to scrape the county’s public code-violation page on a schedule 2. Have it extract the table data (address, violation, date, status) and push everything automatically into Google Sheets 3. Add an AI cleanup step with n8n or make.com to fix formatting, and tag high-priority leads 4. Send the final clean list into a simple sheet so you can instantly sort, filter, and export for skip tracing or outreach If anything is unclear, let me know. Hope this helps you 🙏

First time calling
Today I did cold calling for the very first time in my life. I researched and gathered data for 70 properties and their owners using free tools like TruePeopleSearch. I didn’t have money for paid tools so I invested my time and effort to collect the information myself. Out of the 70 owners I called, almost 55 didn’t pick up. Out of the 15 who did answer, 10 were upset and ended the call immediately, and 5 politely said they weren’t interested in selling. Even though the results weren’t as I hoped, I won’t give up. I will keep learning, keep calling, and keep improving. If there’s anyone here with experience in closing deals or in wholesaling who can give advice, tips, or guidance, I would greatly appreciate it. Please reply or comment I’m eager to learn from you.

LFG MAN!! I've been reading your posts and its good to see you putting in the inputs đŸ”„The fact that you pushed through 70 dials means you’re already ahead of most beginners. Keep going and refine your script; consistency is what gets that first yes. One yes can change everything!!
What should I do??
If you had to choose by Wednesday 02/11/2026 to get either M2M or Xleads X plan which would you do? Let’s say you can afford the marketing budget for M2M but also you understand the business and can execute?

Hi everyone,
Is it possible to close a full deal only through SMS? What I mean is, instead of doing cold calls, we get the lead via SMS, and once we know it’s a motivated seller, can we handle the acquisition and close the deal entirely through messages? Has anyone ever done this before? I’d love to hear your thoughts and get some guidance on this.

You can qualify the lead, gather property info, negotiate, send photos, run numbers, and even sign the contract all through text. The only part that sometimes needs a call is if the seller wants reassurance or has a complex situation
