Mind your business
The first book I ever read was Rich Dad Poor Dad (like many of you). The one thing that has stuck with me the most is "mind your business", I wont explain it but if you dont get it comment and ill tell you. Where am I going with this?! I have all the love in the world for Rick and Zach for teaching things that they dont have to. I'm not the best but I know enough to have a meaningful conversation with anyone about wholesale but through learning and studying so much i turned into a "hobbiest", though I cant complain because I met an older guy that got me into the traditional part of real estate and now I'm a licensed professional with a referral business both on the seller and buyers side. I tell you all this so that you can "mind your business". I always wanted it to be wholesale but my main income now comes from referrals and wholesale is the cherry on top. We dont have to copy our teachers in every single step, we just have to listen and once we know where we stand we can put that knowledge to use even if its not how it was intended to be used when we were first learning all this information. Focus on yourself and before yourself Christ above all and watch how everything falls right where it needs to be FOR YOU. God bless you all, Late Merry Christmas and early Happy New Year. What should I do in this situation?
I am new to this field. I connected with an agent through LinkedIn who has an exclusive beachfront property in Mexico priced at $10 million. The agent told me that if I bring a buyer or investor for this property, he will pay me a 3% commission. He has also sent me a contract stating that he will pay me this commission. However, when I asked him for the property documents, he said that he cannot share them because they are private and confidential, that the documents have already been reviewed by attorneys and notaries, and that if I am not comfortable with this, there is no obligation to work together and maybe trust can be built in the future. Now I am confused about what I should do. I am not sure whether I should work with him or not. Could you please advise me on the correct and safest way to proceed in this situation?

I’m new to the real estate field and still in the learning phase
I was recently contacted by someone on LinkedIn who claims to have a beachfront property in Mexico listed at around $10 million. He asked me to help bring a buyer or investor for the property and mentioned that if the deal closes, he would pay me a 3% commission (approximately $300k–$350k). Since I’m new, I want to make sure I’m doing things the right and safe way. I currently don’t know: - How to properly verify the seller and the property - How to secure my commission so it’s guaranteed if the deal closes - Whether it’s even appropriate for a beginner to work on a deal of this size I would really appreciate advice on: - What documents or agreements I should have in place - How commissions are typically protected in international deals - Any red flags I should watch out for

Need Advice: Acquisition Manager Job or Wholesaling?
I’m feeling quite confused about what step to take next, and I’d really appreciate some guidance. I want to start earning, but right now I don’t see a clear path forward. I’ve been learning and observing the real estate wholesaling space for the past 2 months, and I genuinely want to start something and make progress. At times, I think about applying to a company as an Acquisition Manager, but then I worry because I don’t have much hands-on experience yet and I’m not sure if I’d be considered. Other times, I think about starting wholesaling on my own, but I feel stuck and unsure about how to move forward. If anyone here has experience and can offer some guidance or advice, I’d truly appreciate it.
