The call recordings take time to prepare. Not many people are watching them, so I am considering cutting them. For example, last week’s video only has 20 views. Who is actually watching the calls and are they helpful?
Flex industrial inventory and vacancy rate of top 4 metros of Texas... Due to limited construction deliveries over recent years, the total vacancy rate for flex properties has been trending downward and is well below the historic average.
Does anyone do there own prelim concept plans while under contract or doing due diligence? If so what software do you use? We have engaged Civil Engineers in the past and some will do it for free if you have a relationship but a lot of them also do it for an hourly rate or as part of their overall package. In an effort to not waste their time, if we are not yet sure the project is viable, or spend money before we have gone hard on a property Id like the ability to easy sketch up marginally accurate site plans
I've heard mixed opinions on this, but have other developers had success building flex on septic systems? My concern is that it would limit users. However, many of the sites with sewer in my market (Raleigh) have too high of a land basis to pencil. Would love to hear any real-world input. Thanks!
Our first build was on septic and we assumed sewer would be better to have. We are about to start construction of our second park and it will be on city sewer, however I wish we had just stayed with septic, the incredible added cost of sewer along with city engineering getting involved when we are in an etj has made everything 3-5x the cost. Now we are looking for sites that have coop water and septic!!
