I’m about to get a property under contract in Chicago, I was originally going to a month ago but I was ghosted until today and because of that I was able to lowball him from 135k to 75k! I need to know after I get the contract signed what wholesale friendly title companies are in Chicago considering their no wholesale without a license laws. I have no idea how to go about it. If the title on the property is clear, no liens no taxes on it prior to signing to I even have go to a title company or can I go to the buyer and have it sold and present the contracts to a title then? Please I need to know what are my next steps.

Made 100 calls tonight! Had 5 inbound calls! 1 interested in selling! The rest not interested. 11 pick ups. 6 not interested. 2 wrong numbers. 3 hang ups. Looking back at old notes.. my call backs have usually become leads more so than the first call outreach I'm doing. At least my I know my voicemails are being listened to! Starting tracking those too since I've noticed an increase in them. 53 voicemails left tonight. Connected with another investor looking for another flip project in my market! Still need to get a bit more info before I can add him to my Vetted Cash End Buyers list he was in traffic on the phone so it wasn't really the best time. But I'm sure that will happen tomorrow. In the meantime I'm working on adjusting the schedule to make more time for this so I can really get it dialed in. I need to spend way more time on my follow ups than I am doing. 1 New Lead Added to the pipeline!!! Tomorrow is going to be a great day!!! Excited to see what will happen!!! YOU CAN'T STOP ME!!!!!! Hey family! I was on the phone with a seller today who did some bad business and bought a 4 Unit on the East side of Cleveland that is costing her too much money. She took out a loan to buy the property for $150K but she knows the property isn’t currently gonna sell for that. She pays $1,875 for the note and she’s tired and wants to be done with the property. I know no one is a fan of East Cleveland but if you can help me make this a deal or if you have a buyer who buys there or does section 8 and might be interested please let me know…any suggestion helps.
