What’s next?
I’m about to get a property under contract in Chicago, I was originally going to a month ago but I was ghosted until today and because of that I was able to lowball him from 135k to 75k! I need to know after I get the contract signed what wholesale friendly title companies are in Chicago considering their no wholesale without a license laws. I have no idea how to go about it. If the title on the property is clear, no liens no taxes on it prior to signing to I even have go to a title company or can I go to the buyer and have it sold and present the contracts to a title then? Please I need to know what are my next steps.

@Eddie Jones I currently am I just need advice. I genuinely wasnt planning to wholesale in Chicago it’s not my market. The seller had very bad communication he did not answer any calls or texts for about a month and a half, he lives in Birmingham which is my market. I had to read up on the laws I’ve been doing my research since yesterday, just need some advice.

Is this a drop?
I’m reverse wholesaling and found a on the dot, perfect property that fits my buyers buybox. And the seller is open to accepting my offer but he does not want to enter into a contract sale no matter how long it takes. 2 weeks, 7 days, it doesn’t matter and I’m really connecting with his story/ background. I need advice whether or not it is okay to apply pressure not forcefully but more assertive in the matter or drop the property entirely? Advice?

Needless to say he accepted my request for a contract after gaining a deeper questions. First question I asked was thanks to @McKenna Crager! Thank you guys for your advice!
