Exclusive buyer's agent agreement
I am using a realtor in TX to look for a cash flowing CRE in TX. They asked me to sign an agreement to work with them exclusively. Would it make sense to ask the agreement to cover a certain locale such as Dallas/Fortworth instead of the entire TX?

@Yvette Kwong Talk to a few other brokers. I have only had 1 broker out of dozens even mention this. I told her that the way Id sign anything was on a case by case basis. She said OK.

@Alicia Morgan And make sure that you clearly indicate that any money she makes comes from the sellers side, not yours. She has to find out if there is COOP fee being paid to a buyer's broker or she has to negotiate it with the selling broker. Buyer broker's commission are not always included like they are in residential real estate.
