advice please !
If you find a property that is for rent but the photos clearly show it has been set up for SA is this a good sign or a bad one .. does this mean that the property didnt work as an SA or should you explore further as it is set ready to go… what would you thoughts be ? many thanks

@Sorrel Cooper I don’t know if you have any other Airbnb’s (if you do, then what I’m about to write you’ll already know 😂) - But I’d use this as an opportunity to get good at research. The key is knowing what the income is likely to be (ADR x Occupancy) and what the costs will be (including any setup costs). You should be able to do all of this from your desk without even needing to pick up the phone). I made the mistake on my first Rent to Rent of being overly optimistic about income (I thought being bold was being brave!) - so all my numbers were based on impossible rents. I only made that mistake once! In my experience almost every R2R or R2SA opportunity is advertised at a monthly rent that means the deal won’t work. The only way to solve that is to make offers below advertised rent and be prepared to explain why you are a good solution (guaranteed rent, hands on management, great customer experience, nice to deal with, reliable, honest, financially stable etc etc) Of course getting to yes, means lots of no’s. But I’d use this time as an opportunity to then understand what backend you’ll need to manage the business. If you are starting out you probably don’t need anything too fancy (airbnb’s backend is probably sufficient), but as you grow you’ll need to ensure you have systems to consolidate things like bookings across the OTA’s, a decent comms system (speaking to tenants, cleaners etc) In fact as I write, I realise I could go on and on, which probably isn’t super useful as this stage! Yesterday I was on the golf course at Networking golf day when I got this booking come through 14 nights for £2000 ish that property is more than Broke even now and I don’t have to worry about it. Also with 2 weeks to stock up on profit. After speaking to the guest about this inquiry turns out they are working in the area until Christmas and have only been booking accommodation in small chunks as I thought it would be better price wise. We know they are wrong, but people don’t always know about how our business works so this two week booking may turn into a 5 month booking. It’s not rocket science. That’s a great result. I had a breakthrough at one of our Airbnb’s. We were targeting the “holiday” market for quite sometime until we got an enquiry from a guy who was coming down from Birmingham to work on a project in the local area. Turns out he needed a place to put his team up. We ended up with a direct booking for 6 weeks. We offered a much improved rate, as this type of booking drove down our costs significantly (no OTA fees, reduced cleaning etc) They worked all day and came home for a can of beer and a takeaway - not a plate needed washing. And they left the place spotless!
