OK, anyone on here tonight want to answer a question for me?? Question is; When I have an subject property that I'm looking at, after looking at it, Do I make the offer and lock it up under contract? Or do I lock it up under contract and then make the offer..??

When the number works, make an offer to get under contract. Then sell the contract hehehe

Good morning Folks.. Gary here coming to you from Hamilton, AL. Couple questions, this morning. 1). If I'm purchasing an property to buy and hold, and buying as is...Do I need an appraisal before purchasing, or buy and rehab and then get an appraisal..? 2). Do I need to buy properties under an business LLC, or can I buy a few under my given name first..? 3). Can I use the Real Estate Agents contract to wholesale properties..? if you are financing the deal, an appraisal is necessary. buying through an LLC provides anonymity somehow. The forms for wholesaling i think is different, don't quote me on that. I use a different form

@Gary Edgar I used other people's money literally. Lenders would like you to have skin in the game. Thus we needed the 10% down payment, and the rehab Loan is not given to you in lump sum but in Draws upon finishing a scope of work. So you would still need to have your own money to start and finish one scope of work
Multifamily investing
Hello! I’m new here. I’m here because it’s time. I have to do something to make life more financially comfortable. Right now my wife and I both work full time and it’s just not enough in today’s world. I have my eye on a couple of 3-4 unit multifamily properties between 175k-250k, but am struggling with how to come up with down payment. I’m expecting to hear one of a couple things; either if I don’t have enough saved for a down payment I’m not ready for this, or there are other options. If there are other options, that’s where I’m lost. It sounds great, but it seems like one of those “too good to be true” things, and if it is true, why isn’t everyone doing it?! Anyway, that’s my into and where I’m at!

Ted, I was in the same boat as you. I found a couple of friends who helped pool the money and we got out first fix and flip under our belt. We now have money to put towards our next project, which would be a buy and hold multifamily.
