Yard Sale!
Got one off market! Going through probate at the moment but should be wrapped up here in a couple weeks. My buddies neighbor was having a yard sale and just by asking the right questions I learned they have to do an estate sale before the bank comes and appraises the property. They owe 200k and they were thinking they were going to get a check for what they owe and walk away. My investor offered $100k more. ARV $428k. Some light rehab needed, kitchen cabinet refinishing, new carpets upstairs, and some cleanup minus my fee. Couple weeks out but it should be my first wholesale deal on the books!

Are you using Artificial Intelligence (AI) ??
I have been AI for 4+ months (all-day/every-day) and I wanted to share a new discovery with the group. Google Gemini! They've updated their model and it's really good. Particularly, Google Gemini's "Deep Research" feature is 🤯 For example, I was looking for sales comps as I'm looking at a multifamily deal in a Market that I'm unfamiliar with. I used "deep research" to discover the recent sales in the last 3 years. And what it was able to find was WILD. Previously, I exclusively used ChatGPT (the $20 / month version). But honestly, I've found it to be too much of a hype-man. I've found that it's always is telling me extremely positive things. But sometimes, I want to just be told the "hard truth". I'll log my meals and workouts in GPT and it NEVER has said "Can you push it harder?" or hey, I noticed you were faster last week. What's going on? Instead, it's always "You crushed that workout boss!" I don't want to influence anyone - this is simply my opinion. Have you tried Google Gemini? What AI models are you guys using for both personal and business? CHECK THIS OUT! I use Gemini on my android, I love it! I also have discovered a note taker called Otter.ai Its a game changer for every zoom call you hold. The Otter will provide you a full summary for you within minutes and it has transcribed all of your conversation. I do believe Gemini will do the same thing.
Beginners Secret:
AVOID THIS TRAP: Too many fall victim to this... The secret is to FIND THE DEAL (and then) it’s kinda like ... “well how can I make this work???” Far too many people spend time: *Getting their real estate license. *Creating a buyer’s list. *Trying to find investors/raise money. *Opening an LLC. *Worrying about taxes. The secret is to FIND the deal..The money is the EASIEST part. I promise. Analogy: If I brought you a New Lamborghini right now for 15K would you have ANY problem selling it for 90K? Hell no. And if you had no money, would you be able to find someone to loan you the 15k? HELL yes. It's because you have an asset that is collateral. Maybe you offer them: you bring the 15k and we’ll split the profits 50/50. This is how I've bought real estate using “none of your own money”. The real estate (asset) is the value. It's the Lamborghini for 15K. Anyways, much more content (free video + courses) on this but wanted to share perhaps the biggest trap that beginners fall into.

I totally agree with your analogy @Nick Chapman We all have a tendency to find the deal or sale (car, clothing, furniture) if you will, then you say OMG I have to have that, then you will find the money and all falls into place. Thanks Nick!
