Got one off market! Going through probate at the moment but should be wrapped up here in a couple weeks. My buddies neighbor was having a yard sale and just by asking the right questions I learned they have to do an estate sale before the bank comes and appraises the property. They owe 200k and they were thinking they were going to get a check for what they owe and walk away. My investor offered $100k more. ARV $428k. Some light rehab needed, kitchen cabinet refinishing, new carpets upstairs, and some cleanup minus my fee. Couple weeks out but it should be my first wholesale deal on the books!

So I come from the residential wholesaling side of things, question when it comes to skiptracing and finding the owner of commercial properties: What software do you use to skiptrace/find the phone number or email of the owner. What’s the best software to find the owner even though they own it through an LLC (traditionally residential wholesaling side they don’t have it in an LLC so it’s easier)
