Land needed in Texas
I talked to a MHP developer over the weekend, that's looking for land to plop down 300 pads. Here's his criteria. Parker and wise county 80-100 acres. Up to 17,500 an acre. Would need to back up to a FEMA flood zone. North Houston is a possibility. I can send anything there his way also, and let him look at it.

Hard money lenders, personal money lenders?
I've got a sticky situation going with my personal residence. Manufactured home on leased land (not in a park), in Sun Valley, Nv. I got into this out of desperation, getting out of a horrible rental situation. Now the contract with the seller is almost up, and my refi fell through.

Good morning everyone. I'm currently in Reno, NV, and I hate it here, lol. I'm looking to retire somewhere around Ohio, West Virginia, Pennsylvania, etc. I'm looking to get started remotely in that region, and I might possibly have my first deal. I started off as a wholesaler, and I haven't had much luck. Realizing I'm not cut out for it, I'm shifting gears to investing.

@Cody Journell The first contract I had as a wholesaler was in Bluefield, and I had to cancel unfortunately. This older couple had 3 fix and flip properties that they couldn't do anything with, because the husband fell ill. Unfortunately, nobody wanted them, learned my lesson about small town dynamics with wholesaling.
