Looking into an estate that went through full CA probate. Went all the way to Order and final distribution. One of the interested parties gained ownership of property #1 and the sole heir inherited property #2 August 2024. Neither property changes title until Property #1 get NOTS and auctioned off to flipper for ~530k July 2025. Final Judgment ~135K. Property #2 Title still held in Jane Doe Est of. Property #1, I'm making the assumption the interested party that opened probate probably went after the excess proceeds. Property#2 which is my target and focus, will just probably be the focus on getting in touch with the heir on final distribution. This is my first time where I've run into a PR or Administrator's Deed not recorded.

Stopped by one of my family’s warehouses the other day and noticed a vacant house across the street. Did some digging and come to find out there’s 16 to 19 properties under this one LLC. 12/16 all have tax liens dating from 23-25 All 12 of them seem to be vacant as of right now The 4 that dont have tax liens are vacant plots The other 3 properties I have not fully gotten into yet but looks like it is the same holding llc but not 100% sure yet so i have to swing back to that. Anyways, I am extremely green in this space and am extremely pissed I missed the summer school cut off due to being in the hospital. If any experienced operator would be interested in helping me scope this out or how to scope this out to see whether there is a deal to be made, I would not mind paying for the extra set of experienced eyes! I also wouldn’t mind partnering on a deal like this! (I have a full spreadsheet of the 16 properties as well)

I had a great conversation the other day with an operator and he called partial interest purchases "inventory" because it's going to sit on the shelf until a tax sale, partition sale, or the eventual purchase of the remaining interest. Deals are deals because there's a market of buyers. Inventory sits until it's number comes up.
