P.E.T.I.T.O Property: Single Family in Florida Equity: Ranges from 500-600k (Sniff test amount) Title: In name of deceased owner who passed away for more than 2 years to-date. Interested Parties: 4 heirs. Main heir is willing to rally all other siblings if there are no upfront costs on their end. Threats: Date: 4/12/2002 Lender: WA MUTUAL Loan Amt: $30,000 Loan Type: fixed‑rate, closed‑end, future‑advance mortgage loan Date: 7/15/2004 Lender: WA MUTUAL Loan Amt: $50,000 Loan Type: Stand-alone mortgage Date: 5/23/2008 Lender: JAMES B. NUTTER & CO Loan Amt: $510,000 Loan Type: Reverse Mortgage ReFi Searched for mortgages and deed of trust in the county recorder and clerk of court, but only found the 1st loan in the records. Decedent passed away 2 years ago and the property is only behind on 2025 year taxes, and I cannot find any judgment or lis pendens action from the R.M Lender nor any assignment of mortgage. I looked further into the Reverse Mortgage lender's name 'James B. Nutter & CO' and found this DOJ article: https://www.justice.gov/usao-dc/pr/james-b-nutter-company-pay-24m-allegedly-causing-false-claims-federal-mortgage-insurance If you've read the article, it's to my knowledge, when banks are falling apart or going out of business they'll usually sell the note by assigning it over to another loan servicer, but I haven't been able to find anything like that in the county recorder's and clerk of courts. The previous lender settled for $2.4m and they have completely STOPPED originating loans since 2022. With these pattern of facts would this be a RESOUNDING "O"PPORTUNITY??? lol Is there a possibility that the lender has forgotten about this loan during the whole debacle? Even though reverse mortgages are U.S backed loans could there be an opportunity to quiet the title? Thank you for your inputs!

@Jay Pak probably one of the least likely to remove, especially if there is an active loan and the lien was properly recorded.
Curative “The liability time bomb”
Does this sound familiar “I have a partial ownership for x% and I’m on the deed, just need help getting the rest so I can flip this property for big bucks!” If you are an owner of record , no matter how small the percentage you can be held 100% liable for what happens on that property…. Was there an opening in that boarded up house , an empty pool , did someone get injured or god forbid die? The risk may be small but are you willing to roll the dice? Part of this course will address this, I don’t just focus on the possible big scores. I shared this with a young investor I met in Tulsa “My wish for you is to only have to build your fortune ONCE, and not lose it because you were careless and only were taught how to play offense and not defense to protect what you have achieved “

@Alexei T. You will find that doing the ownership map and lien stack is essential to do FIRST, in order to complete the PETITO, at least the first version. The PETITO can change as you dig deeper and more is revealed.

I was hiring from upwork & fiverr but had so much turnover & lack of loyalty until I made the financial commitment to have full time support. I’m no expert at this part of the business, but committing to a full time VA made a huge impact.
What is a FOIA request & why should I care?
Freedom of information act is the tool we can use to mine data from government agencies that is not readily available from typical list & data sellers. Some cities & agencies are very cooperative, others give you the run around, provide unusable data or simply ignore your requests. It's a delicate art sometimes, & sometimes you run into a dead end or a rabbit hole. But sometimes BOOM you hit a nice deep rich vein of gold. Would I spend a ton of time on it...No, there are some activities you need to prioritize. Make a promise to spend maybe 15-20 hrs over the rest of the year requesting lists & following up on rejections & denials for data from some agencies: i.e. Code Enforcement, Health Department, Public Safety, etc. You just may uncover a hidden goldmine. If you join Summer School I will touch on some things that have worked for me.

@David Anglin 100% agree, I learned how to craft the requests more effectively and to be prepared for the “no”. It may take a few versions to get to the gold. Be persistent
