Why You Suck at Finding Motivation
"Jeff, these people are angry when I call! They won't talk to me!" Yup. I've heard that reaction before. Trust me, I sucked at asking questions too. That's because I relied on my script to do the work and I asked questions in the worst possible way: "How long have you owned the house?" and "What does the kitchen look like?" were my first two questions... Terrible. We need to focus on what the sellers DO NOT LIKE about the property and their current situation. That emotional reaction is going to serve us far better. But how do we do that? Start by asking "what is it that has you interested in selling at all?" and "what is it about the property that you're most unhappy with?" or "what could make selling this property difficult?" These questions are no longer about the facts. Instead these, questions about are what the seller doesn't like and amplifies their motivation level. What questions are you asking to trigger the emotional vibes of the seller? Type in some of your favorites in the comments, and I can give you feedback to improve them!

A question I would ask to trigger the emotions of a seller is “If you were to sell this house, what new opportunity would you finally be able to pursue that owning that property held you back from?” I feel like this questions tries to open up the imagination of the seller and gets them to start convincing themselves to sell. It also gives the questioner the ability to understand their personal desires and goals.

Hi everyone! My name is Jesus. I'm a full time W-2 engineer/project manager, husband and father, but I've been involved in wholesaling/acquistions for about a year now. I live in Seattle, WA, and the markets I mainly work are WA (Seattle and Vancouver), TX metro areas, Phoenix and Vegas. I've been one of Jedi Master Jeff's students since March of 2024, and since then, my lead to contract rate shot way up. The most impactful things I learned from him were how to: - Ask better questions to dig for motivation - Qualify and disqualify leads to be more efficient with my time - Get sellers to understand their problems so it builds urgency - Implement lead generation strategies to get myself in front of more motivated sellers I really enjoy talking with his newer students and helping them work through their own sales process. If you are looking for your first deal and want some extra help, feel free to reach out. I highly recommend this group and Jeff's closer school and got a ton of value from it. @Jesus Dacuma thanks for sharing your story brother. I relate as I too am a full time engineer husband and father. I like what you said about refining your craft as a closer in real estate. I am definitely more curious about what Jeff teaches on asking better questions in an effort to better understand the other persons needs and to have them better understand their own needs. Overall, I think it comes from my tendency to be problem solver but I realize I need to refine that craft. Hope to connect sometime. I am also in Paces Subto community.
