Introduction
My name is Andy Charles and I started investing in real estate almost 2 years ago with my first property in Baltimore, MD using a 203k FHA loan. I also run a vending machine business on the side IN THE DMV area and just recently received my real estate license a few weeks ago. Since starting my real estate investment journey I reconnected with Dyani who is an old co worker of mine and she has helped me map this journey for further investments as soon as my first property is finished construction. I consider myself a student to the game, I’m a fast learner and I’m here not only to make money but to listen and grow so that I can a secure a future for my wife and daughter. Hi Andy! I feel like everyone in the tribe is doing so well and I’m still struggling to learn enough to close my first deal. It’s all kind of intimidating. Any advice?

Deals and Projects ⬇️
I have one triplex I’m closing on this week! 🎉 The purchase price was $140K, and I'm going to rent the whole thing out at market rents 💰, rehab the entire exterior for $7K, and pay the person who helped me get the deal $10K 🙌. I’ll be all in on this one for $157K, and plan to refi on a $220K–$230K appraised value on the back end at 75% LTV 🏦💥! I’m also buying a single-family twin, which is basically half of a duplex deeded separately, for about $35K 🏠. I’m putting $50K into it and plan to resell for $120K–$130K 💸. On top of that, I have 2 wholesale deals that I’ll sell for about $30K net profit by the end of the month 🤑. I'm also working on closing a few more leads into contracts I can sell next month 📑. I also have an off-market 31-unit portfolio that I’m underwriting to see if I can make the numbers work or not 🏢. I'm talking to a few people and seeing if I can even raise the funds to take something like that down for $2.4 million 💼💡. Lastly, I'm actively meeting with builders daily because I want to build my first ground-up home this year 🏡✨. I just got a mentor to help me, so now I’m on the hunt for land deals—if anyone has one, please let me know! 📲🌱 The wholesale operation is running smoothly, but the rental side needs more attention right now to scale 📈. The biggest thing that's helping me is my team. Without them, I wouldn't have the time to do all these things and maintain a good relationship with my wife and family ❤️. Hope I can inspire and help push you all. Keep killing it! 🚀👊

Hey Shyam!! I feel like you are who I aspire to be. Any advice for someone that hasn’t even done 1 deal yet? I’m so nervous that I’ll make mistakes and lose what little money I have.

How’s everyone doing? I’m an investor in Delaware and Georgia. I’ve done a few deals, and I love all of them. My old primary residence is now a successful rental. My very first investment purchase was cash-out refinanced to buy my second rental, making it pretty much a free house. And about a year ago, I completed my first BRRRR; what a fun experience that was! I’m looking forward to getting to know everyone that I don’t already know!

Oh wow @Kevin Navarro how are you investing in two different states that are so far apart? Do you have to fly or drive back and forth to check on them? Or do you have to hire someone for that. I’m so confused on how all this works

@Christopher Trastoy I just don’t feel confident. I’m never sure if my numbers are right or if the deal is actually good. I’m so afraid to lose money or not be able to find a good tenant. So many mentorship just out to get you money and not really help. Plus I’ve been scammed before so I’m super cautious
