Hey everyone, I'm new here and to the landlord world ! I'm planning on buying my first couple properties next month at the city auctions for non paid taxes. What's the pros and cons on this ? Have you ever went this route ? Backstory: I'm from a small town in Oklahoma who has a population of roughly maybe 1K-3K ppl living in the town . There is a lot of old abandoned houses, commercial property etc there and I want to invest in it and make it at least easier for ppl to find homes and hopefully bring more ppl to the town . But my family and grandmother still reside in the town and pay rent so I would love y'all's opinion about this move prior till purchasing.

Pros: you can get a fantastic deal at a great price. Cons: you don’t really know what you’re buying until you leave the closing table and walk the property/get it inspected. You could potentially be buying yourself a huge headache, but if the numbers work out, it could be a huge win. I bought one of my properties at auction, and I got really lucky. In my opinion- if the property is occupied, it can’t be THAT bad. The worst that I’ll have to deal with is a non-paying tenant to evict. But the living conditions SHOULD be ok enough to not cause such a headache or hit to your bank account. But please know- this is not ALWAYS the case, so buyer beware!

I don’t do this. In my opinion, it gives the wrong impression to tenants that you will give give give. This might encourage a “problem tenant” culture in regard to payment leniency and absurd maintenance requests. My advice would be to wait until you can tell that the tenant is not a problem for you, and then reward them with maybe a holiday gift. You can do this for tenants that pay their rent on time and take care of your property.
