I have one triplex Iโm closing on this week! ๐ The purchase price was $140K, and I'm going to rent the whole thing out at market rents ๐ฐ, rehab the entire exterior for $7K, and pay the person who helped me get the deal $10K ๐. Iโll be all in on this one for $157K, and plan to refi on a $220Kโ$230K appraised value on the back end at 75% LTV ๐ฆ๐ฅ! Iโm also buying a single-family twin, which is basically half of a duplex deeded separately, for about $35K ๐ . Iโm putting $50K into it and plan to resell for $120Kโ$130K ๐ธ. On top of that, I have 2 wholesale deals that Iโll sell for about $30K net profit by the end of the month ๐ค. I'm also working on closing a few more leads into contracts I can sell next month ๐. I also have an off-market 31-unit portfolio that Iโm underwriting to see if I can make the numbers work or not ๐ข. I'm talking to a few people and seeing if I can even raise the funds to take something like that down for $2.4 million ๐ผ๐ก. Lastly, I'm actively meeting with builders daily because I want to build my first ground-up home this year ๐กโจ. I just got a mentor to help me, so now Iโm on the hunt for land dealsโif anyone has one, please let me know! ๐ฒ๐ฑ The wholesale operation is running smoothly, but the rental side needs more attention right now to scale ๐. The biggest thing that's helping me is my team. Without them, I wouldn't have the time to do all these things and maintain a good relationship with my wife and family โค๏ธ.
