What's the best way you have found a Fix N' Flip opportunity?
I have mostly been finding my flips on market but have gotten a few good ones from wholesalers. i have a few people I'm working on that are off-market but most of them are not ready to move yet so they're just sitting in my pipeline I got these people from word of mouth and just having random conversations at church events and at the store. what has worked best for you?

I go to my local reΓ­as and network with local investors, Lowe’s/home depot when I buy materials for flips. Birdogs so I let people know I buy houses and willing to pay them if I buy a deal they send me. I tell them when they see a rough house to text me the address and I’ll do the rest. Just follow up with them and see if they have found any so you’re always on their mind. Contractors is another way I find deals when they go bid a job and the owner can’t afford it but the house is in rough shape. When I started I put out bandit signs πŸͺ§ saying I buy houses but would get calls from the city so be careful of that

Investorlift is also a good place as well! Pulling data from Propstream or need to skip and cold calling the list. Hope some of those work and you find your next deal!

The middle ground of β€œWholesaling, investing, fixing up”
So I’m pretty sure I’m going to hit the course on D4D and wholesaling. Has anyone experienced buying an off market house, living it in for a bit while fixing it up, then selling it within 1.5 years? It’s kinda a hybrid of a few systems. I was thinking that would be outstanding. Has anyone done this? Downfalls?

You can do that with a property that’s in the foreclosure process and take over payments. Make the payments, work on it and live in it but when you go to title they ask if your gonna occupy it or not.
Wholesale foreclosures?
What’s up everyone, hope you’re having a great week. I’m wondering if it is worth looking into properties that are in foreclosure to wholesale. Dose anyone have suggestions on what to look for. Thank you!

You can! Foreclosures have a timeline to get it done though before it goes to auction. A good way to do them if you can raise private capital is to take over their mortgage especially if they have a super low interest rate like in the 2-4% rate that you can cashflow such as short term rental, mid term rental, normal rental, make their payment while you flip it. Lots of ways you can get a foreclosure done or wholesale it🏚️🏑
