ESA (Emotional Support Animals) in Co-living
Intro - Aaron Ameen
Hi everyone. Piggy backing off @Jarrod Ochsenbein's post earlier asking us to introduce ourselves. My name is Aaron Ameen, I'm a real estate investor & entrepreneur based out of Houston, TX. After starting with single family long-term rentals, my wife and I pivoted last year & are developing two assisted living homes here in the Houston area. - Where are you located and where do you invest? Located in Houston, TX, invested in WA, IA, IL & NV. - Why did you join? Big fan of Jarrod and I am perpetually intrigued by the co-living business model. - What are currently working on? We are developing two luxury assisted living homes from the ground up in Houston area. Once built, we will also run the operating company and serve seniors requiring memory care. This was our big bet on ourselves, as well as a project that will allow us to give back to our local community and chip away at a major senior housing shortage in the US. - What do you do for fun outside of real estate investing? I have 3 young kids age 4 & under who I love spending time with. I'm also a drummer and love to take every chance I can get to jump on my electronic drum kit and play my heart out. Glad to be here, looking forward to getting to know more of you. -Aaron

Wow thanks for being a fan. :) The feeling is mutual with what you and your wife are doing. I know my wife is looking to get into RAL once we retire, so we will be watching your journey.
Rent By Room Listing Sites
Hello all, You may want to post on these sites individually or through whatever tool you use. I use TurboTenant. Here are the sites TurboTenant will try to post your listing to: Note: Some sites will strip the title you use and replace it with the address. I put the title data in the 1st line of the description field so people see it is a room rental instead of the entire place. - After55.com - Apartementos.com - ApartmentAdvisor.com - Apartmentfinder.com - ApartmentGuide.com - ApartmentHomeLiving.com - Apartments.com - CollegeStudentApartments.com - CorporateHousing.com - Craigslist.org - Dwellsy.com - ForRent.com - ForRentUniversity.com - Realtor.com - Redfin.com - Rent.com - RentalBeast.com - Rentals.com - RentalSource.com - Rentberry.com - Roomsurf.com - SpareRoom.com (Room Rentals, Studios, and 1 bedroom only) - Uloop.com - UWire.com - WesideRentals.com - Zumper.com

Maybe something along these lines: - Where are you located and where do you invest? - Why did you join? - What are currently working on? - What do you do for fun outside of real estate investing? Glad you are here and I look forward to learning together!

I will start to kick this off! I am Jarrod and live in Oregon, but invest in Arizona. Joining was mandatory because I created the group! LOL - I wanted to learn and share the things I am experiencing in this strategy with others. I am currently looking for my 5th co-living property in Chandler Arizona. My hobby for years was off-roading, but put that on pause for now to focus on REI. I posted an image of my old Jeep, which I sold to buy my first house!
End of Year #'s
For the Padsplit properties it is looking like Dec may be on par with my March month, at least I hope. :) We should come in over $220k gross. The good news is my net is higher than I thought, currently @ $77k without Decembers income yet. For my independent property I just had my first profitable month @ $690. LOL Hey, I will take it, especially trying to fill vacancies during the holidays. 2 vacancies left in the solo house and also 2 for the Padsplits. Happy Investing!

@Aaron Ameen I did because several people asked me to do it. I thought it was a bit early since I only have about 4 months of experience. People seemed to like it. I will do one at the 1 year mark and see how it goes.

@James Dugan FYI - I am doing 1 year and 6 mo. leases vs Padsplits week to week. I am charging on the front end of the month to move in with a deposit. For 2 of the renters with so/so credit I charged 1st and last. It took me about 3 months Oct - December to fill. I am not a great marketing person, but Dion helped me out! Not the best time of year to be looking for renters though. Since this original post I have 7 living there now and 1 lease out for signature. I will full in every house except 1 with 7 of 8. 31 of 32 units occupied. :) I believe January is going to be a good month!
