Rookie mistakeš
I had a perfect deal.. 90k purchase price, 250k arv, 50-70k repairsā¦ good area in DFW.. nice pocketā¦ 1300sqft 3/2ā¦
But I fumbled itšš
Seller was very anti wholesaler, and the way I went about the deal made it so obvious I was going to assign it. He asked for POF and I asked if we could agree on price and confirm if heās the owner first.
Lesson learned, send proof of funds no questions asked so they know youāre not getting a fake money lender pdf.
