Potential Contract that comes with an owed mortgage

I was calling agents who represent investors for the Dispo of my current contract and came a crossed an agent who said that she has an off-market deal for me that needs a full renovation, but the owner owes a mortgage on it. she did not specify how much but how does that work? mortgage makes it a little complicated for me
