Finding Jv Partner and boots on the ground

Hey, I just set up a cold email software where I can email around 500 off market property owners a day. I am virtual right now since I can only wholesale 1 deal without needing a LLC in my state. Also, since I am moving to dallas in a couple of months I have started doing lead gen there but I could work anywhere that there are buyers. Right now I need a JV partner that can be the boots on the ground and find buyers for my deals.
