The best buyers are not just people you blast contracts to when you’re desperate. They’re people you actually talk to, learn from, and build trust with, so when you get something good they already know you’re solid.
Here’s what building real buyer relationships looks like:
✅ Call buyers even when you don’t have a deal
Ask what they’re buying, where, and what they’re avoiding.
✅ Know their buy box
Areas, price range, property type, rehab level, exit strategy (flip/rent).
✅ Be honest about deals
If it’s a heavy rehab, say that. If the numbers are tight, say that. Buyers respect honesty way more than hype.
✅ Bring value first
Send leads, contractor recs, area info, rental comps, anything helpful. You’ll stand out fast.
✅ Communicate like a pro
Quick replies. Clear info. No guessing games. No “trust me bro” energy.
Because when you build relationships, you stop “hoping someone buys it”… and you start having buyers ready when you lock up a deal.
