The Facebook Sniper Approach to Build a Focused Buyers List (Free & Fast)
Here’s one of my favorite free & effective ways to build a hyper-targeted buyers list using Facebook. I call it the Facebook Sniper Approach: Step-by-step: 1. Join all the local investor, fix & flip, and cash buyer Facebook groups in your market. 2. Use the search bar inside each group and type in the zip code of your deal (ex: 75150). 3. Look through posts and comments from the last year where people were talking about deals in that zip. 4. Find buyers who commented that they were interested. 5. Friend request them, then send this message: “Hey [First Name], saw you were interested in a deal in [ZIP]. I’ve got one coming up — can I give you a quick call about it?” This gives you: • Buyers that are already looking in that exact area • Real conversations where you can vet serious buyers • A growing list of buyers without spending a dime Yes, it takes some digging — but this sniper-style method builds a real buyers list you can actually close with. Try it today and comment below if you’ve done this before (or plan to).
Consistency
@Christopher Crump I know all the tasks I need to do every day to reach my goals as a business owner. What tips do you use to stay consistent? I struggle to always do these tasks each and every day even though I know they are needed. I know I am not the only person in the group who has this disconnect with what they should do and know to do and what they actually do. Your feedback is always welcomed!
Dispo quick tip
Had a buyer offer me full price 4 minutes after we blasted a deal this morning. That’s the power of clean packaging, strong relationships, and pricing with purpose. Don’t just contract deals—close them. If you’ve got a deal you want feedback on before you go to market, drop it in here. Let’s comp it, price it, and get it moved the EZ Way. Who’s got something ready to move this week? Let’s go.
Dispo quick tip
Quality or Quantity
For everyone in the group when it comes to buyers are you more of a quality person where you want the best buyers you can find even if that means you only 5-10 people or are you casting a big massive net understanding that a lot of the buyers won't be "great" but you have a lot of options to blast deals to? I am more of a mix of both. I am building a list but I do prefer to personally know all the people I send deals to. Thoughts?
Dispo tip 💎
Dispo Tip for Wholesalers: Stop relying on lockboxes. We do group showings instead — and here’s why: • Creates FOMO & urgency • Keeps things organized • Gives us control of the convo • No more chasing buyers who ghost after solo walks • No more missing keys or random visits You get better offers when you control the process. Control the flow, close the deal.
