GDV calculation
Question which may help others as its not something ive came across before.
Property - 2bed turnkey house is immaculate, high end spec, (nice walls, skirting, doors, blinds, kitchen,bathroom all that shazam)
Asking price - 99k
Houses in the street are not done up to the level, the ones in need of a refurb are around 45-60k.
Hard to know what the ceiling is/GDV/ how much to offer to make it stack due to the property been exceptional to the rest😂
