I'm actually blown away how crazy AI is to edit pictures for Airbnb listings, for example for the below I am changing my Bedroom set up from a 2 Bedroom Apartment into a 4 Bed by adding more single beds in. So to see how it looks, I've mocked it up using ChatGPT and then created a new listing on Airbnb to test out the pricing. So far so good, higher rates and more money whilst paying the same rent. More heads on the beds is the strategy. See my Prompts attached. Bosh!

Here’s what happened next: ✅ The AI helped me build a structured case for the Resolution Centre ✅ It highlighted every message that proved I’d responded quickly and solved each issue ✅ It generated a bulletproof, polite, and professional defence — saving me hours of stress ✅ It made me look like I had a full legal team behind me 😎 🧩 Why this matters for YOU If you manage multiple Airbnbs or short lets, guest disputes will happen, late check-ins, hot water issues, cleaning complaints, you name it. But here’s the truth: You don’t need to panic, over-explain, or write emotional essays at 1 am, you just need data, evidence, screenshots and AI to put it together clearly. 🦾 Tools I used - ChatGPT – to structure the full Airbnb response professionally - Gemini (Google) – to summarise timelines and highlight evidence - Grok (X) – to get a sharp, confident tone for the host’s public messages I mix a combination from each AI, then choose the best suited response. When your VAs know more than BDC staff about their own platform 🫣🤔 Remember when you speak to BDC most likely they don't even know their own rules regulations 😀 Question them don't just take what they say as fact most OTA agents don't even know their own platform
