Hey everyone, I'm new here and to the landlord world ! I'm planning on buying my first couple properties next month at the city auctions for non paid taxes. What's the pros and cons on this ? Have you ever went this route ? Backstory: I'm from a small town in Oklahoma who has a population of roughly maybe 1K-3K ppl living in the town . There is a lot of old abandoned houses, commercial property etc there and I want to invest in it and make it at least easier for ppl to find homes and hopefully bring more ppl to the town . But my family and grandmother still reside in the town and pay rent so I would love y'all's opinion about this move prior till purchasing.

New BRRRR Project
So I closed on my next project today! It’s a 4/2 here in GA that I got for $45k that I’ll be turning into a 4/3. I’m using a hard money loan for the rehab and I’ll be all in at $115k after it’s complete (as long as I stick to the budget). The ARV is $190k and rents are currently around $1,500-$1,600 for similar properties. Talk about a DEAL! I’m super excited to get started on this project and to update you all along the way! 😆

New BRRRR Project

I have one triplex I’m closing on this week! 🎉 The purchase price was $140K, and I'm going to rent the whole thing out at market rents 💰, rehab the entire exterior for $7K, and pay the person who helped me get the deal $10K 🙌. I’ll be all in on this one for $157K, and plan to refi on a $220K–$230K appraised value on the back end at 75% LTV 🏦💥! I’m also buying a single-family twin, which is basically half of a duplex deeded separately, for about $35K 🏠. I’m putting $50K into it and plan to resell for $120K–$130K 💸. On top of that, I have 2 wholesale deals that I’ll sell for about $30K net profit by the end of the month 🤑. I'm also working on closing a few more leads into contracts I can sell next month 📑. I also have an off-market 31-unit portfolio that I’m underwriting to see if I can make the numbers work or not 🏢. I'm talking to a few people and seeing if I can even raise the funds to take something like that down for $2.4 million 💼💡. Lastly, I'm actively meeting with builders daily because I want to build my first ground-up home this year 🏡✨. I just got a mentor to help me, so now I’m on the hunt for land deals—if anyone has one, please let me know! 📲🌱 The wholesale operation is running smoothly, but the rental side needs more attention right now to scale 📈. The biggest thing that's helping me is my team. Without them, I wouldn't have the time to do all these things and maintain a good relationship with my wife and family ❤️. Hope I can inspire and help push you all. Keep killing it! 🚀👊
The Green House
When I bought this house I honestly thought it would be a lipstick renovation. My plan was to make the main house 3 bedrooms by closing up part of the living room. Change out the flooring and fixtures, and paint. I was also planning to turn the closed in garage into an ADU. My budget for this project was $30,000. This was an off market deal that I purchased with some extremely creative financing and no money out of my pocket. I could have sworn this would be a home run with in 4-5 months tops. Boy was I wrong! So far I’ve replaced the entire roof. - All the plumbing in the main section of the house - About half of the floor joist were cracked and had to be replaced - All the Sheetrock had to come out as it was covered in mold - Mold treatment done on all the studs we kept - Replaced 75% of the framing - All new insulation - All new electrical and added an additional meter and panel - The front wall taken out and new footer poured before we could put it back. Needless to say this is definitely not a lipstick renovation‼️
