The Green House
When I bought this house I honestly thought it would be a lipstick renovation. My plan was to make the main house 3 bedrooms by closing up part of the living room. Change out the flooring and fixtures, and paint. I was also planning to turn the closed in garage into an ADU. My budget for this project was $30,000.
This was an off market deal that I purchased with some extremely creative financing and no money out of my pocket.
I could have sworn this would be a home run with in 4-5 months tops.
Boy was I wrong! So far I’ve replaced the entire roof.
- All the plumbing in the main section of the house
- About half of the floor joist were cracked and had to be replaced
- All the Sheetrock had to come out as it was covered in mold
- Mold treatment done on all the studs we kept
- Replaced 75% of the framing
- All new insulation
- All new electrical and added an additional meter and panel
- The front wall taken out and new footer poured before we could put it back.
Needless to say this is definitely not a lipstick renovation‼️
